Gateway & Linden is a two-park industrial flex portfolio in the Route 29/I-66 corridor of Manassas, made up of six buildings and 212,000 acres across Gateway Centre and Linden Business Center, serving a variety of tenants, including manufacturers, data center service providers, logistics providers, and government contractors. Penzance plans to convert select office-heavy suites to industrial use to better meet the needs of the typical warehouse tenant in this market. The acquisition capitalizes on the need for industrial assets created by the conversion to data centers of Class B small bay industrial property in the Dulles/Manassas market.
